Conceptual & Schematic Design (SD)
This phase involves initial meetings, site analysis, and conceptual sketches to establish a clear vision and preliminary budget for your project.

Site Analysis: Assess the site's conditions, zoning regulations, and opportunities/constraints.
Conceptual Sketches & Diagrams: Explore design options, spatial relationships, and overall aesthetic.
Preliminary Cost Estimate: Develop a rough budget based on conceptual designs.
Design Development (DD)
Here, we refine the initial designs, select materials and systems, and coordinate with consultants to develop detailed plans and updated cost estimates.
Refined Drawings & Models: Develop detailed floor plans, elevations, sections, and 3D models.
Material & Systems Selection: Research and specify building materials, finishes, and systems (e.g., structural, mechanical, electrical).
Consultant Coordination: Collaborate with engineers and other specialists to integrate their work into the design.
Updated Cost Estimate: Refine the budget based on detailed design decisions.
Construction Documents (CD)
We produce comprehensive drawings and specifications, assist with permitting, and coordinate bidding and pre-construction meetings to ensure a smooth transition to the building phase.
Detailed Drawings & Specifications: Produce comprehensive documents that guide construction, including plans, details, schedules, and written specifications.
Permitting Submissions: Prepare and submit construction documents to the relevant authorities for approval.
Bidding & Negotiation: Assist with soliciting bids from contractors and negotiating contracts.
Pre-Construction Meeting: Coordinate with the contractor and consultants before construction begins.

We handle all aspects of the permitting process, from application preparation and agency coordination to expediting approvals and resolving any issues that arise.

Construction Administration (CA)
During construction, we conduct site visits, review submittals, respond to RFIs, and manage change orders to ensure the project adheres to design intent and quality standards.
Site Visits: Regularly visit the construction site to observe progress and ensure compliance with design intent.
Review Submittals: Evaluate contractor-submitted shop drawings, product data, and samples for conformance with specifications.
Respond to RFIs: Clarify design intent and resolve questions from contractors through Requests for Information (RFIs).
Issue Change Orders: Document and administer changes to the project scope, schedule, or budget.
Project Closeout
In the final phase, we conduct inspections, prepare punch lists, review warranties, and compile all necessary project documentation to ensure a smooth handover.
Final Inspection: Conduct a final walkthrough to identify any remaining issues or deficiencies.
Punch List Preparation: Create a list of items that need to be corrected or completed.
Warranty Review: Review and file warranties for materials and systems.
Project Documentation: Compile final project documents, including as-built drawings and maintenance manuals.
